Deen Dayal Jan AwasYojna is an initiative of Haryana government to encourage the development of ”high density plotted colonies” in Low and Medium Potential towns of Haryana through a liberal policy framework. This policy aims to put a check on mushrooming of unauthorized colonies in these townsand simultaneously achieve the target of ‘Housing For All -2022’ Ddjay plots in faridabad

To encourage the development of such colonies by private colonizers, the rates of licence fee and external development charges have been substantially reduced, while the conversion (CLU) charges and infrastructure development charges have been waived off. The Deen Dayal Jan Awas Yojana (DDJAY) is a progressive initiative by the Haryana government to promote the establishment of high-density plotted colonies in Low and Medium Potential towns of the state. The primary goal of this policy is twofold: to curb the unchecked growth of unauthorized colonies in these areas and to ensure access to housing for all citizens by 2022. Affordable plots faridabad

Salient Features:

Plotted development in area of 5 acres to 15 acres with saleable area not exceeding 65% of licenced area.Not more than 10% of licenced area should fall under sector roads. Plots in sector 97 faridabad

Pricing and Allotment Process:

Even though prices have not been fixed by the government for the plots to be sold under this scheme, the authorities plan to ensure regular and adequate supply of high density plotted colonies which will ensure that the rate of plots are affordable in such colonies.

Unlike Affordable Housing Scheme where draw of lots is conducted, allotment under this scheme shall be done on first cum first serve basis.. The payment plan is to be decided by the colonizer, and the financing options available are attractive for prospective buyers, including loans of up to 80% of the property value from leading institutions. The policy aims to provide affordable plots with interest benefits for first-time buyers under the Credit Linked Interest Subsidy Scheme of the government. Plots in sector 83 faridabad

Projects under this policy are allowed only in the residential zones of Low and Medium Potential towns, and the license applications shall be processed on a first-come-first-serve basis. The allotment process involves phased sales of the licensed area, and the colonizer is required to transfer 10% of the area to the government for community facilities.
